Cleaning major gripe when tenants check out

A new report claims that cleaning – or the lack of it – is the major cause of conflict between letting agents or landlords and tenants.

A study of 500 landlords this month suggests that 65 per cent complain that tenants do not communicate enough by telephone and email; half of landlords claim that tenants expect too much of them. But the biggest gripe is cleaning – 80 per cent of those surveyed are alleged to have said that tenants were lazy and did not like cleaning.

A further one in ten landlords said that tenants try to conceal damage to the property while a similar proportion think tenants expect repairs to be carried out too quickly.

“Cleaning is a great bone of contention between tenants and landlords and remains the biggest cause of deposit disputes. According to the TDS, many tenants claim that the cleanliness of the property at the start of the tenancy was not clear, or that the tenancy agreement did not make clear what was expected of them” says Danny Zane of My Property Inventories, which commissioned the study.

“Very often, tenants just aren’t aware of the importance of cleaning and leave filthy ovens and fridges; mucky bathrooms; and pet hair and excrement on floor coverings and furniture” he claims.
